Why the duration must be reconfirmed.
The federal UAE portal currently describes five years for real-estate investors, while the DLD service page displays 10-year permit language. Because official pages are not aligned, this guide does not treat the DLD duration as definitive. Confirm the applicable category and duration directly with the competent authority before making a purchase decision.
Property Shortlist Test
Questions to resolve before treating a project as visa-relevant.
- Is the property or combined portfolio value sufficient under the current rule?
- Is the ownership/title structure accepted for the relevant application route?
- How is an off-plan, mortgaged or jointly owned property treated?
- Which valuation or developer documents are required?
- What fees, medical, insurance and family-sponsorship costs apply now?
- Does the buyer’s personal status create additional document requirements?
Compare property suitability separately from visa eligibility.
A strong acquisition should stand on its location, product, developer, operating model and commercial terms—not solely on an immigration outcome.
