2026 Market Lens
Commercial desirability is no longer only a Dubai story. It is a
resilience story.
Market commentary in 2026 points to a consistent theme: despite
regional conflict and a more cautious macro backdrop, Dubai office
demand has remained resilient because prime space is scarce,
occupiers still want high-quality addresses, and international
businesses continue to use Dubai as a regional base.
CBRE described the UAE office market as tight in early 2026 and
later reported that Dubai average office rents rose year-on-year in
Q2 2026, with stronger growth in prime office rents. Savills also
framed Q2 2026 as a more balanced phase rather than a correction,
supported by limited Grade A availability, low vacancy in prime
locations and continuing demand for quality workspace.

01
Prime office scarcity
Grade A office accommodation remains difficult to secure in Dubai's
core business districts. That supports international search demand
for "Dubai Grade A offices", "office space in Business Bay" and
"prime offices for sale in Dubai".
02
Regional headquarters logic
Founders, family offices, financial firms, legal practices,
technology companies and advisory businesses increasingly look for
addresses that signal credibility to clients, partners and talent.
03
Branded commercial identity
A new tier of commercial projects is borrowing from hospitality and
branded residence language: arrival, service, members' clubs,
wellness, concierge, flexible office layouts and curated lifestyle
support.
04
Mixed-use daily utility
Not every commercial buyer is seeking a pure tower. Some prefer
offices, retail, cafes, wellness and residential demand in one
district, especially in growth communities such as Al Furjan and
DAMAC Lagoons.

Mixed-Use Commercial Districts
Office, retail, dining and daily-life ecosystems.
These are not pure Grade A office plays. They are commercial-lifestyle
districts where office demand is supported by residential population,
retail convenience, cafes, wellness, services and walkable community
infrastructure.
